Every client starts with a Free Consultation — a thorough walkthrough of your home before you leave. We document the condition of everything inside and out, note anything that needs attention, and build a personalized monitoring plan for your property. After that, you choose the ongoing plan that fits your schedule.

Yes — we recommend being present for the First Visit so we can walk the property together, learn the quirks of your home, and make sure we have everything we need: access codes, lockbox info, vendor contacts, and any specific concerns you have. After that, we handle visits independently.

Every visit is tailored to your home, but typically includes:Interior walkthrough — all rooms, ceilings, floors, windows
HVAC system check — filters, operation, and thermostat settings
Plumbing inspection — water heater, under-sink checks, signs of leaks
Exterior walkthrough — roof line, doors, gates, exterior walls
Irrigation and landscape review

After every visit you'll receive a detailed report with photos and written notes covering the condition of your home. If anything needs attention, we'll flag it clearly and — depending on your plan — can coordinate with vendors on your behalf.

Our primary role is inspection and monitoring. However, with our Standard plan and above, we provide vendor coordination — meaning if something needs fixing, we can get the right contractor to your property, oversee the work, and keep you updated. Joe brings 30 years of construction and plumbing experience, so we know exactly who to call and what to look for.

Our Standard plan includes storm monitoring, and our Premium plan includes post-storm emergency checks. If something serious happens — a burst pipe, storm damage, or an HVAC failure — we respond quickly, assess the situation, document it with photos, and contact you immediately. We also coordinate vendors if repairs are needed.

Available on our Premium plan, pre-arrival prep means we get your home ready before you return. This typically includes turning on the AC ahead of time, checking that everything is in working order, and flagging any issues so you're not surprised. Want us to stock essentials? The First Visit is a one-time, pre-departure assessment of your property. We do a full interior and exterior walkthrough, document the condition of your home with photos, check your HVAC, plumbing, water heater, irrigation, and pool, and deliver a written report. This visit sets the baseline for everything that follows.

We'll address this one directly when you call — our goal is to be flexible and work around your schedule. Many of our clients are seasonal, so we understand that your needs change throughout the year.

We typically use a lockbox or key holding arrangement — we'll set this up during your First Visit. All access information is kept securely and used only for scheduled visits or emergency situations. Your security is a priority.

We contact you immediately with photos and a clear description of the issue. On Standard plans and above, we can also coordinate a vetted vendor to address the problem — keeping you informed at every step so you're never in the dark and never have to manage it from across the country.

Neighbors are well-meaning, but they're not trained to spot early signs of water damage, HVAC failure, or pest intrusion. They also don't carry liability, don't provide documented photo reports, and can't coordinate contractors if something goes wrong. We do this professionally — with 30 years of construction expertise behind every visit.
